El edificio, ubicado en el barrio de San Fermin, tiene una situación privilegiada. Hacia el este, hacia el rio Manzanares, se asoma  sobre los tejados de teja de la colonia San Fermin (1951) del arquitecto Ruiz de la Prada; al oeste, hacia una zona verde, ambos frentes  ofrecen vistas abiertas y generosas.

Frente a la solución de un volumen compacto, que condenaría a buena parte de las viviendas a una única orientación, generamos un espacio abierto interior consiguiendo que el 90% de todas las viviendas dispongan de  doble orientación y ventilación cruzada. Este patio arbolado se convierte así en el corazón de la propuesta.

 

The building, located in the San Fermín neighborhood, enjoys a privileged setting. To the east, overlooking the Manzanares River, it rises above the tiled roofs of the San Fermín housing estate (1951), designed by architect Ruiz de la Prada; to the west, facing a green area, both façades offer open and expansive views.

Rather than opting for a compact volume, which would condemn a large proportion of the homes to a single orientation, we have created an open interior space, ensuring that 90% of all the homes benefit from dual orientation and cross-ventilation. This tree-lined courtyard thus becomes the heart of the proposal.
