La parcela se encuentra en el barrio de Triana. Limita al norte con bloques de vivienda desarrollista de los años 60 y, al sur, con un colegio que proporciona un buen soleamiento, profundidad de vistas y el alegre sonido de los niños.

Un volumen principal de siete plantas, situado al norte de la parcela y acompañado por dos cuerpos de cinco y tres plantas respectivamente, busca optimizar el soleamiento y establecer una adecuada relación con los espacios libres y el arbolado del entorno. La organización se resuelve mediante dos núcleos de comunicación, con tres viviendas por núcleo. Una solución eficiente que garantiza la orientación sur y la ventilación cruzada de todas las viviendas, al tiempo que contribuye a la riqueza compositiva del conjunto.

The plot is located in the neighborhood of Triana. It borders residential blocks from the 1960s to the north and a school to the south, which provides good sunlight, depth of views, and the cheerful sound of children.

A main seven-story volume located to the north of the plot, accompanied by two volumes of five and three stories respectively, seeks to optimize sunlight and establish an appropriate relationship with the open spaces and trees of the surroundings. The organization is resolved through two circulation cores, with three dwellings per core. An efficient solution that guarantees a south-facing orientation and cross-ventilation for all the dwellings, while contributing to the compositional richness of the ensemble.
